Ranch Construction
Phase One - Completed:

A. Housing on ranch (small house).

B. Office on ranch.

C. Install electricity (underground cable).

D. Land-line telephone (underground cable).

E. Additional items too numerous to list here.

Phase Two (in progress):

A. We're in communication with Tim, of X Bar V LLC in Penrose, Colorado for the blueprints of the Pole style Ag building.

B. Pasture grass, ground cover and fertilizer is extremely important for soil health, grazing and the ability of the ground to hold moisture and drain excess moisture without erosion. Therefore, research on seed mixtures for this area and climate shall be on-going to find the best mix. The Natural Resources Conservation Services (NRCS) provided a seed list containing a mixture of 8 different native grass species, which should work very well to start with. Additional grass and ground cover species could be added over time. Unfortunately, some of the ground cover we would like to plant won't grow in this climate and elevation.

C. Pastures are "No Till" and shall be fertilized using only natural fertilizer. NO synthetics!

D. Some of the out-buildings and loafing sheds (2 sides, back wall and roof) will be constructed.

Phase Three (in progress):

A. Starting in the North pastures, weeds, invasive plants and scrub brush will be cleared and recleared as they regrow.

B. Ranch Fencing

1. Perimeter North 40 acres.
2. Sub-divided into multiple pastures.
Anyone want to help with the pasture clearing and fence building?

C. Pastures will be fertilized, seeded and reseeded as needed to improve the grass, ground cover and grazing.

D. Cattle guards installed in several locations.

A "Cow Stop" Reusable Form from Cattle Guard Forms is used to make a better and safer HS-20 certified cattle guard out of concrete. I can make as many cattle guards as I need from this reusable form. And, it's much less expensive and easier to install than ordering and installing an old style metal guard. This way, we're only spending a few hundred dollars on each cattle guard, instead of thousands. With the savings on the first cattle guard, the form pays for itself!

E. Corrals will be constructed.

F. Water and electric

1. Trenched to the future Ag building site.

2. Trenched to key locations in the North pastures where water troughs will be installed (heated in winter).

Phase Four (Fall 2019):

Our cattle will arrive. [Depends on the condition of the pasture]

Phase Five (Spring/summer 2020):

A. Weeds, invasive plants and scrub brush will be cleared and recleared as needed from all North and South pastures (on-going).

B. The rest of the property (South 40 acres) will be fenced and sub-divided into multiple pastures.

Anyone want to help with the pasture clearing and fence building?

C. Water and electric will be trenched to key locations in the South pastures where water troughs will be installed (heated in winter).

D. All pastures will be fertilized and reseeded as needed to improve the grass, ground cover and grazing (on-going).

Phase Six (Future date):

A. The Pole style Ag building will be constructed.

B. The Ranch House blueprints will be drawn (big house).

Phase Seven (future date):

A. The big Ranch House will be built

B. The large garage will be built.

Phase Eight (future date):

Additional out-buildings and loafing sheds will be constructed as needed.

These and additional Phases are scheduled over several years. Some of the Phases will be completed as quickly as possible; such as Phase 1, 2 and 3. Some will be completed out of sequence, or renumbered and without employee's or volunteers, some will take a year or more to complete. Multiple Phases could be done at the same time and some items will be on-going. Additionally, new items could be placed into any existing, or new Phase and items already scheduled in a Phase, could be rescheduled and switched into another phase.

As things progress, everything planned above could change at any time without notice.
